A clearer view
of the Valley — and
your next move.
I’m Matt Bissell. My background in city planning helps me look beyond the house itself — at the land, the neighborhood and what might be possible. Whether you’re buying, selling or figuring out where to go next, I’ll help you understand your options and make a plan.
Moving up, scaling down or changing communities — every kind of move, and every kind of house.
Live MLS search launches soon — until then, I’ll send matching homes (including ones not yet on the market) personally.

I’m Matt Bissell
A San Fernando Valley agent with a background in urban and regional planning. I look at more than the house — the neighborhood, the property and the possibilities it offers. As a homeowner and father of four, I also know choosing a home is about how you want to live. My job is to help you weigh the options and move forward with confidence.
Thoughtful work on the property — and on the decision behind it.
I combine local knowledge, careful research and modern tools to help you evaluate your options. You’ll get straightforward answers, a clear strategy, and personal attention from the first showing through closing.
Nine neighborhoods. Nine different markets.
Hover or tap a neighborhood. A Northridge ranch on a 9,000 sq ft lot and a Studio City hillside home follow completely different rules — and price accordingly.

has a story.
Pockets, price ranges, housing character and a planner’s notes on what’s changing — for each of the nine areas I work.
Studio City
Ventura Blvd village life, canyon hillsides and the Carpenter Charter draw.
Sherman Oaks
The Valley’s crossroads — estate streets, Dixie Canyon and condo-friendly corridors.
Encino
Space, privacy and prestige — from Royal Oaks estates to Lake Balboa-side streets.
North Hollywood
The NoHo Arts District and the Valley’s biggest transit hub.
Valley Village
Small-town streets between NoHo and Studio City.
Toluca Lake
Old Hollywood quiet next to the studios.
Van Nuys
The Valley’s civic center — and its biggest new rail line.
North Hills
Big postwar lots and some of the Valley’s best ADU / SB 9 math.
Northridge
CSUN, big lots and accessible prices.
How I look at
a property.
Before you buy or sell, it helps to understand what you’re actually dealing with. Sometimes that means future potential. Sometimes it means recognizing limits and avoiding an expensive mistake.
The parcel
Zoning, lot size, slope, overlays and easements — pulled from ZIMAS and city records, not assumed.
The pocket
Comparable sales from the immediate area, not zip-code averages. A couple of blocks can make a meaningful difference in value.
The trajectory
Transit, nearby projects and planning changes — and a clear line between what’s approved and what’s only proposed.
The strategy
Price, timing, terms and what to fix (or not) — a plan built around your goals.
Personally involved,
from scouting to keys.
You work directly with me from the first showing through closing.
Scout
Neighborhoods and properties, on the ground and in the public records — so you see the full picture, not just the listing photos.
Evaluate & plan
What a property is worth, what it could become, and a strategy for timing, pricing and coordinating your sale and purchase.
Negotiate
Offers, counters, inspection credits and repairs. In this market, knowing when to push back — and when not to — is the job.
Advocate to close
Appraisal, loan, escrow and the surprises in between. I keep your interests at the center until it records.
Every move starts
with a reason.
Upsizing, downsizing and moving between communities each come with their own trade-offs. I help you see them clearly before you commit.
More room for the next chapter.
I’m raising four kids in a home I own, so I know what changes: space, schools, commutes, yards, and how to sell and buy without moving twice.

Research-driven.
People-first.
I came to real estate through urban and regional planning at Cal Poly Pomona, where I got interested in how places grow, how land is used, and what shapes a neighborhood over time.
Since getting licensed in 2018, I’ve worked with buyers and sellers through some of life’s biggest decisions. I’m also a homeowner and father of four, so I know how much location, layout and long-term fit matter. You deserve honest advice, a strategy you understand, and someone who takes your interests seriously.
A clearer view of the Valley — every Wednesday.
One short, readable email: what’s being built, what’s been proposed, what sold and what it means — written by someone trained in city planning. Pick the neighborhoods you care about.
